How it works? 

We are your tenants 

​

We rent the property from you from one to five years or more and effectively become your tenants. If needed, we bring the property up to the requirements of our customers. 
 

As we are your tenants you will only ever have to deal with us. When renting a property there are of course lots of variables to consider. Too many hidden costs eat away at your monthly profit. At the end of the day you ask yourself ‘why you are doing it?
 

We start paying you your guaranteed rent as soon as the property is ready to let. This could be from the day we sign the contract or as soon as any refurb is carried out depending on what work is required.

WHAT WE OFFER 

We aim to improve the typical rental process and living experience to our professional clients. We provide fully furnished rooms in all of our properties all over the UK for a fixed monthly fee, this includes all utility bills,   Wi-Fi and a fortnightly cleaner. In some cases, we can add value to your property by repairing some minor damages. We aim to attract working professionals so we may need to re-decorate and refurnish to high standard. improving the environment, which in turn adds value to your property. We give our landlords complete peace of mind whilst maintaining their asset and guaranteeing their rental income.

GAS SAFE 

We will organise a Gas Safe Inspection on your behalf and be at the property to meet the engineer. this test is a legal requirement to ensure all gas appliances in the property are safe. It must be renewed annually as there are serious penalties for not having a valid certificate, we keep a copy and send you the original.

INVENTORY

INSPECTION

Before we take over the property you may decide to obtain an inventory from an independent company. Or if you prefer we can arrange this for you

We carry out regular inspections to ensure the property is well maintained. We have good relationships with our customers and quickly deal with any issues they may be experiencing

MAINTENANCE 

As the owner of the property you are responsible for building insurance which usually includes and amount of contents insurance. A residential insurance will not be adequate and you will need to either a buy-to-let policy or  specialist HMO policy. We have public liability insurance. We advise our customers to obtain their own contents insurance.

We will take care of any legal obligations and can help you to remain compliant with all current relevant legislation, ensuring everything is current and up to date. furniture/fire regulations and smoke/carbon monoxide detectors

We will pass on any maintenance issues to the landlord or letting agent, we focus on ensuring the property is well maintained, we believe the letting agents are experts in their field and have all the resources to promptly resolve maintenance issues, we can however offer to manage the property if the Landlord wishes to, giving you stress free passive income from your property.

TOO GOOD TO BE TRUE?

You may be thinking the industry is tough and how would there be a profit for us to manage your property, so how could we do it?

we may offer you a slightly lower monthly rent to you than high street agents would, however the benefits and guarantees we offer more than compensates so that your income actually increases,

 

  • you will have no void periods (average of 1.5months)

  • we provide a bi-weekly cleaning and inspection service free of charge to ensure the property is well maintained and respected

​

our profit is the difference between what the customer pays us and what we pay you.
